Luštica Peninsula: Черногория’s Last Untouched Paradise
Обзор
The Luštica Peninsula – stretching from the sandy curves of Plavi Horizonti to the ancient, salt-drenched village of Rose – remains one of Черногория’s last true frontiers, offering a sense of seclusion that is increasingly rare along Черногория’s адриатическое побережье. Located at the entrance of Которский залив in southwestern Черногория, this 47 km² peninsula effectively separates Tivat Bay from the open Адриатическое море, with 35 kilometers of pristine coastline and its highest point, Obosnik peak, reaching 582 meters.
Far from crowds and commotion, Luštica still holds onto its mystery with its unique beaches, virgin coves, and timeless villages. The scenery is defined by a mellow, rolling green topography where craggy shorelines meet authentic stone hamlets, sprawling olive groves, and aromatic herb fields. This is one of the last untouched places on the черногорский coast, where traditional средиземноморский life continues much as it has for centuries.
История и наследие
Ancient Roots
Luštica’s history stretches back to Ancient Roman times, with the village of Rose (known then as Resinium) serving as one of the earliest settlements. The Greeks, Romans, венецианскийs, and османскийs have all left their mark on the peninsula’s architecture and culture. From the 15th to the 19th century, Rose served as a vital венецианский harbor, safeguarding the narrow entry to Которский залив.
австро-венгерский Fortifications
The peninsula holds significant military history with its strategic location guarding the entrance into Которский залив. Over almost a century of австро-венгерский control, a string of fortifications was built from Которский залив to the southern end of the черногорский coast, protecting the empire’s borders at the Адриатическое море.
Fort Arza: Built in 1850 on Cape Arza, this monumental fortress was part of an extensive fortification system that guarded the strategically important entrance to Которский залив. The two-storey cylinder-shaped tower with gun casemates around its perimeter, together with Mamula and Prevlaka (Croatia), formed the fortification system ‘Primorska Fortress of Boka’, which was the second most important military base of the австро-венгерский monarchy on the адриатическое побережье. Though partially preserved and requiring restoration, its walls remain imposing with spectacular views.
Fort Kabala: Built in 1897 during the reign of the Австро-Венгерская империя, Fort Kabala stands as another testament to the peninsula’s military significance.
Fort Radišević: Construction began in 1907, and within two years, by 1909, a modern military fort was completed. In coordination with the Klinci battery and the Grabovac fort, it was designed to protect the Luštica peninsula and the city of Tivat from both land and sea.
Mamula Island: Located between Prevlaka and Luštica peninsulas at the entrance to Которский залив, this small circular islet (200m in diameter) has a fort built in 1853 by австро-венгерский general Lazar Mamula. During Первая мировая войнаI, from May 30, 1942 onwards, fascist forces converted the Mamula fort into a concentration camp known for torture and cruelty. Today, the fortress has been transformed into an ultra-luxury resort named by Condé Nast Traveler in ‘The Best New Hotels in the World 2024’, featuring 32 rooms and suites, three pools, and a private beach.
Olive Growing Tradition
The Luštica Peninsula has a deep-rooted olive growing tradition that sets it apart in Которский залив region. The peninsula residents were the only ones in the Boka Bay that held religious ceremonies in honor of olives, organized in olive groves where trees were sprinkled with holy water. According to folk belief, these processions would ensure greater yields.
In the past, every man who wanted to marry was obliged to plant a certain number of olive plants before marriage (usually 20-25 plants). Today, the largest areas covered with olive trees in Boka Bay exist on Luštica peninsula, with around 20,000 trees. Small family farms still produce liquid gold from traditional stone presses, creating a flavor profile shaped by the powerful Bora winds and the salty Адриатика air. The Moric family-owned organic olive farm offers visitors the chance to learn all about olive cultivation, harvest, and artisan methods of olive oil production.
Luštica Bay Development: From Naval Base to Luxury Resort
The peninsula’s location made it strategically important for military ports, housing the Yugoslav Navy during the Cold War period at Tivat, and earlier the австро-венгерский Navy at Kotor. In 2008, Luštica Development was founded, owned by Swiss-based Orascom Development Ltd. and the Government of Черногория, to transform a former military area into Черногория’s first greenfield investment.
The EUR 1.1 billion development, with built-in infrastructure worth EUR 90 million, is the first certified eco-labelled development in Черногория. With a small footprint covering less than 6% of the total landmass, the heart of the destination is a marina and mixed-use hillside village designed to reflect traditional черногорский architecture, featuring an 18-hole golf course, spa, and multiple luxury hotels.
Upon completion, the master-planned town of Luštica Bay will become home to 6,000 residents, with more than 3,000 apartments, over 300 luxury villas with sea views, and six additional hotels. The biggest development for 2026 is The Peaks, home to the first Gary Player-designed golf course in the country, carved directly into the rugged cliffside.
Главные достопримечательности
Luštica Bay Resort
Luštica Bay has rapidly become Черногория’s premier luxury destination, nestled in the sheltered Traste Bay. The resort combines modern facilities with the region’s natural beauty, featuring a world-class marina, championship golf course, and exceptional dining experiences.
The Chedi Luštica Bay: The crown jewel of the development, this 5-star hotel features 111 rooms and suites, each designed to capture the soft light, sea breeze, and calming palette of the coast. The hotel offers soul-stirring views, an Asian-inspired spa drawing on healing traditions from Bali, India, and Tibet, and both indoor and outdoor pools. Three signature restaurants showcase seasonal, locally inspired cuisine, while the hotel’s deep commitment to sustainability brings purpose to every gathering. Ranked #1 in Radovići and part of The Leading Hotels of the World, The Chedi is just 13 kilometers from Tivat airport.
Luštica Bay Marina: The strategically located marina currently has a capacity of 115 berths, expanding to 176 berths for yachts up to 45m upon completion. The marina offers 24-hour assistance, berthing services, electricity and water supply, on-site maintenance and repair facilities, and a fueling station. It enjoys a yacht-friendly environment that circumvents EU tax and import regulations, making it attractive for yacht owners worldwide. Surrounded by rugged mountains, pristine beaches, centuries-old olive groves and vineyards, the marina provides an ideal base for exploring Черногория’s stunning coastline.
Blue Cave (Plava Špilja)
The Blue Cave is Luštica Peninsula’s most popular natural attraction. This magical sea cave, with two small entrances and a surface area of around 300 m², creates an enchanting spectacle as sunlight filters through the water. Sun rays enter and reflect off the sea surface and sandy seafloor, creating every shade of blue and bathing the cave’s interior in an iridescent, ethereal glow.
The cave is accessible only by boat or kayak, with the best access from Žanjice Beach via taxi boat. The blue light is a result of sunlight in the water, so visiting on sunny days between 10 AM and 4 PM produces the most dramatic effect. Standard 3-hour speedboat tours include capped swimming stops of about 20 minutes. It’s advisable to time the tide because at high tide it’s almost impossible to enter or escape. Inside the cave, you can see a variety of marine life including different kinds of fish and eels.
Rose Village
Rose is a small coastal village located on the North-Western shore of the Luštica Peninsula, just opposite Herceg Novi, 1.7 nautical miles away, and 2 kilometers from the Croatian border. It is one of the oldest and most charming places in Черногория, originally a settlement dating back to Ancient Roman times.
This typical средиземноморский village features detached houses lined along the pier-seafront, with stone streets and peaceful piers by crystal-clear waters. The authentic atmosphere attracts visitors seeking tranquility away from tourist crowds. Rose is an artist’s paradise, accessible within half an hour’s drive from Tivat or 20 minutes by water taxi from Herceg Novi.
For diving enthusiasts, Rose is a world-class diving destination with a seabed scattered with ancient amphorae and massive anchor blocks. Advanced divers can explore the wreck of the Tihany, an австро-венгерский cargo ship. The village also features Forte Rose Hotel & Restaurant, offering a taste of local hospitality in a historic setting.
Žanjic Beach
Probably the best-known beach on the Luštica Peninsula, Žanjic Beach is also called President Beach, as there was a time when Tito used this bay as a private beach. This stunning 300-meter-long stretch of medium-sized pebbles features glassy seawater with a level of translucence you’d normally expect from a hotel pool, with dramatic white stone cliffs plunging into vibrant blue waters.
Located at the tip end of Luštica close to Herceg Novi, the beach is nestled merely a 10-minute drive from Herceg Novi, though it’s much faster to reach by boat (around 15-20 minutes) than driving around the bay (1.5-2 hours). Encircled by two verdant headlands and surrounded by olive groves, Žanjic has sheltered clear waters and a gently sloping shoreline.
The beach is shallow and pebbly, with restaurants and cafes available. Swimming, snorkeling, and sunbathing are by far the most popular activities. From Žanjic, you can easily access the Blue Cave by boat or visit the nearby Arza Fortress. The virgin Mirište Beach is just around the bay, offering an even more secluded experience.
Mirište Beach
Mirište Beach is located in the village of Mirište on the Luštica peninsula, just around the bay from Žanjice. This approximately 500-meter-long cove with fine golden sand is much smaller than its neighbor but extends over the cliffs in the form of concrete patios. The virgin beach, backed by olive trees and a simple beach restaurant, is a sublime spot for escaping the scorching summer heat.
The water quality is superb, with most days resembling turquoise. The crystal-clear waters are perfect for swimming, snorkeling, and kayaking. Entry into the water is not exactly gentle – it goes much smoother with water shoes, which also prevent you from stepping on sea urchins.
It’s highly suggested to come here by boat; whether you rent your own or take a water taxi, the view of the cliffs and Mamula Island from the water is unbeatable. Onsite, you’ll find freshwater showers, changing cabins, toilets, and sun lounger and parasol rentals for 18€ the pair. There’s an excellent restaurant right on the waterfront serving classic черногорский seafood and meat dishes. At the tip of Mirište, you’ll find Arza fortress, one of two австро-венгерский fortresses that protected the entrance to Которский залив.
Plavi Horizonti Beach
The name “Plavi Horizonti” means “Blue Horizons” in черногорский, and this beach lives up to its poetic name. One of the few genuinely sandy beaches in Черногория, this 300-meter-long beach is covered with exquisite golden sand and nestled amidst a picturesque pine forest with olive trees. The dreamy Plavi Horizonti Beach is a wild, picturesque escape sheltered by средиземноморский pines.
Located in the Pržno Bay on the Luštica Peninsula, just a 20-minute drive from Tivat and about 15 kilometers west of Herceg Novi, the beach is easily accessible by car with a large paid parking lot (around €1 per hour). One of the beach’s standout features is its exceptionally shallow water with warm temperatures, which extends up to 20 meters from the shore. The gradual and safe entry with no sudden drop-offs makes it ideal for families with young children.
The beach is a popular destination for water sports such as windsurfing, kayaking, and paddleboarding, with equipment rentals available. Visitors will find everything they need: beach bars, a restaurant, showers, loungers, and umbrellas. Plavi Horizonti beach holds the coveted Blue Flag recognition for excellence in environmental management and water quality.

Beach Hopping & Hidden Coves
The Luštica Peninsula offers numerous beautiful coves, offering everything from rare sandy banks to crystalline deep-water entries. Beyond the main beaches, discover hidden gems like:
Dobreč Cove: Nestled into surrounding cliffs and accessible only by water, this charming pebbled beach is just 70 meters long, keeping many tourists away and maintaining its pristine character.
Blue Grotto: A beautiful, secluded little cove situated near Žanjice beach, this is a must-see for nature lovers and photographers.
The peninsula’s remote location and diverse coastline make it perfect for a beach-hopping adventure, whether by rental boat, water taxi, or kayak.
Diving & Snorkeling
The water around Luštica Peninsula is crystal clear and perfect for snorkeling and diving. The Blue Cave offers a perfect combination for Черногория scuba and snorkeling activities, with a sandy sea bottom reflecting sunlight that creates an iridescent and enchanting tone of blue. Inside, you can see various marine life including different kinds of fish and eels.
Luštica Peninsula offers a large number of dive sites, including: - Caves: Plava Špilja (Blue Cave), Mermaid’s Hole, and Sirena Hole - Walls: Ponte Maćka and Ponte Veslo - Wrecks: SMS Kaiser Franz Joseph I (max depth 45m), Tihany Italian Cargo Ship (34-39m), and Patrol Boat (max depth 25m)
Rose village is particularly renowned as a world-class diving destination, with a seabed scattered with ancient amphorae and massive anchor blocks. Watch out for sea urchins on rocky bottoms.
Hiking Through Olive Groves
Hiking trails crisscross the peninsula, leading adventurers through dense olive groves, aromatic herb fields, and offering stunning views of Которский залив and the open Адриатика. The peninsula is home to Obosnik peak, the highest point at 582 m, offering breathtaking panoramic views of the Адриатическое море and surrounding landscapes.
Luštica Rural Loop Hike: This circular hike in the interior of the charming Luštica peninsula boasts panoramic views, old villages, and off-the-beaten-track spots. The trail runs from the Church of St. Peter and Pavle through villages Brguli and abandoned Babunci, where you’ll feel the atmosphere of past times and admire the original architecture of stone houses. The trail is mostly 1-2 meters wide single trail, with a few asphalt sections.
Marked pedestrian and mountain trails use partly old stone, partly new asphalt австро-венгерский roads, taking you through old abandoned villages and sprawling green olive groves. For those interested in hiking or the new Gary Player Golf Academy, the shoulder months of May and October offer perfect temperatures and significantly fewer crowds than summer.
Водные виды спорта & Морские прогулки
The peninsula’s sheltered bays and open coastline offer ideal conditions for various water sports. Plavi Horizonti is particularly popular for windsurfing, kayaking, and paddleboarding. The Luštica Bay Marina serves as an excellent base for sailing adventures along Черногория’s coast, with 24-hour assistance and modern facilities.
Blue Cave boat trips are the most popular excursion, typically departing from Žanjice Beach or from marinas in Herceg Novi and Kotor. Standard tours include swimming stops and opportunities to explore hidden coves inaccessible by land.
Traditional Villages & Архитектура
Historic Villages
The peninsula’s villages, such as Radovići, Marovići, and Klinci, are guardians of Черногория’s traditions, offering visitors a glimpse into a way of life that has remained unchanged for centuries. The area has twenty churches, eighteen православный and two Catholic, reflecting the region’s diverse religious heritage.
Klinci Village: An authentically restored 18th-century stone village offering a taste of rural village life on the Lustica Peninsula, with unspoiled scenery, olive groves, horses, donkeys, traditional churches, and dazzling views.
Once an isolated community, there are farms and smallholders producing their own olive oil, cheese, prosciutto, wine, and rakija from local ingredients, continuing traditions passed down through generations.
Traditional Архитектура
The architecture draws from traditional черногорский stonework and design. Every single facade is crafted from authentic local stone, creating a harmonious blend with the natural landscape. The architectural design draws inspiration from the rich heritage of the средиземноморский and charming черногорский houses, preserving the peninsula’s authentic character even as modern development proceeds.
The Luštica Bay development pays homage to this tradition, with buildings designed to reflect traditional черногорский architecture, ensuring that new construction enhances rather than detracts from the peninsula’s timeless beauty.
Рестораны & Gastronomy
Luštica Bay Restaurants
Luštica Bay is home to some of the very best restaurants in Черногория, with many top restaurants dotted along the marina’s promenade. Food and beverages focus on fusing local seafood delicacies and traditional recipes with modern, international cuisine.
